Are you looking for a good deal on a home? Most of buyers are. I have been working primarily with buyers the last few years and I have noticed that many of them are still under the impression that they can walk away with a great price, all the closing costs paid,
the leather couch and the Chihuahua (OK, maybe they don’t ask for the sellers’ dog or first born, but they certainly are not afraid to ask).
However the last twelve months I have seen sellers so desperate that they have offered all they have and there is little wiggle room. This is frustrating for buyers who are still in the mindset of a year or two ago when asking for everything was not only expected, but accepted. Times are changing folks and while a lot of sellers can’t keep up there is one entity that can…Fannie Mae!
Fannie Mae’s Homepath plan just got better by adding even more incentives. They pay up to 3.5% of the buyer’s closing costs, including points and a home warranty. This special is for contracts signed between 9/23/10 and 12/31/10 (closing MUST be within 60 days of signing the contract). Homepath requires no appraisal, no MI (an additional monthly cost for buyers who put down less than 20% at time of purchase) and as little as 3% down. Yay! So all your fence-sitters out there – What are you waiting for? GO BUY! Or you will be kicking yourself later for missing this once in a lifetime opportunity.
